SEGRO INDUSTRIAL PARK CANNING TOWN, LONDON - ESTATE SAFETY UPGRADE
We were tasked with completing the demolition and installation of a new gatehouse, paving and surfacing works, signage & line marking, the installation of street furniture, eco-friendly bike shelters and flower wall, electrical works for CCTV units, and electric points. An entranceway redesign, pedestrian footpaths, speed deterrents and safety bollards were all part of the project specification to improve site safety.
We were privileged to be the selected contractor for a significant surfacing and civils project at SEGRO Park in Canning Town, London. This urban warehouse estate, strategically located near Canary Wharf, provides 228,195m² of warehouse space across ten units, with associated parking and footpaths. To enhance site functionality, accessibility and sustainability, our scope of work included surfacing and civils improvements, safety enhancements and the installation of eco-friendly infrastructure.
Project Scope
Holcim undertook extensive demolition, resurfacing and installation works which included:
- Construction of a new gatehouse with integrated sustainability features.
- Installation of street furniture, signage and line marking.
- Development of eco-friendly bike shelters and a living wall.
- Upgrades to pedestrian footpaths, speed deterrents and safety bollards.
- Electrical works for CCTV units, ANPR cameras and EV charging points.
- Comprehensive surfacing works using low-emission materials.
Key Project Elements
Gatehouse Redevelopment
The entrance to SEGRO Park features a 24-hour manned gatehouse. We upgraded this facility, constructing a new island with kerbing, resurfacing and utility chambers. The project also included drainage installations, electrical and communication infrastructure and security barriers with intercom systems. The final gatehouse unit—a 32m² timber and stainless-steel-clad structure—incorporates a green roofing system and solar panels, reinforcing SEGRO’s sustainability commitment.
Entrance Enhancement & Living Wall
To improve traffic flow and safety the entrance was widened to accommodate parking bays and EV charging points. To offset the loss of a grass embankment a ‘living wall’ was introduced, created from interlocking stacked ‘grow bags’ planted with grass and flower seed, enhancing the site's biodiversity.
Eco-Friendly Bike Shelters
Spadeoak installed wooden bike shelters with green grassed roofs, bird boxes and insect houses, encouraging sustainability and biodiversity within the estate.
Surfacing & Sustainability
Phased across weeks 2–11 to minimise disruption, we completed approximately 13,000m² of SuperLow asphalt surfacing—a low-emission material—across the carriageways and footpaths. This initiative saved over 11 tonnes of CO₂ emissions, equivalent to planting 440 trees, with an overall recycled content 11% higher than conventional materials.
Additionally, we resurfaced over 2,500m² of footpaths and installed 855m of pre-cast concrete kerbing and six new manhole covers.
Pedestrian & Accessibility Improvements
To enhance pedestrian safety and accessibility, we renewed existing concrete-paved walkways with flexible asphalt to remove trip hazards. New ramp details, tactile paving and Belisha Beacons were installed to improve mobility and accessibility for all users.
CCTV, ANPR & EV Charging Infrastructure
Our team installed over 1,100m of trenching with 100mm diameter duct sleeves to support the installation of:
- 11 new CCTV locations.
- Two ANPR cameras.
- Five dual-port EV charging stations.
To accommodate these upgrades we constructed concrete column foundations for CCTV posts and base plinths for electrical cabinets and EV charging units.
Signage & Line Marking
Spadeoak installed new signage and line marking, including:
- Pedestrian crossings and directional arrows.
- Speed limit and traffic calming signage.
- 167m of green pedestrian footpaths.
- Parking, loading and pedestrian safety warnings.
SEGRO Resin Branding
A standout feature of this project was the design and installation of a 45m red SEGRO resin logo within the estate’s seating area reinforcing brand identity within the park.
Project Challenges & Stakeholder Engagement
Effective stakeholder communication was a key focus, ensuring minimal disruption to the ten unit occupants throughout the project, particularly during surfacing works. Our engagement with UKPN was critical for the coordination of new service installations alongside the site's existing infrastructure.
